What is Willits?

Willits is a mixed-use neighborhood that includes residential and commercial properties in Basalt, Colorado. Built around a central town square with plenty of green space, parks and walking paths, Willits is the only sustainable community of its kind in the Roaring Fork Valley. The neighborhood is anchored by Whole Foods Market, Element Hotel by Westin and Starbucks, and is home to many locally owned shops, restaurants, health and spa services. Valley View Hospital operates a 20,000 square foot care clinic, and the renowned Steadman Orthopedic Clinic is building a new facility here.


How many Residences are Planned?

There are only seven residences to be built – ever. Given the Willits development approvals, there will not be another residential project like this anywhere else in the neighborhood.


What is the Completion Date?

Completion is anticipated at the early 2020.

Will I receive Mail at my Residence?

Yes. Just like a single family home, each residence has its own street address.


Will there be curbside Trash pick up?

Yes, and it is included in the HOA dues.


What is the Ceiling Height?

Above 9 feet on lower and main levels and vaulted in master suite.


Is their Air Conditioning?

Yes, each residence has central air conditioning.


Is there Parking?

Each residence has a private, 2-car garage with a separate access door. Additional street-side guest parking is available.


Is there an Elevator?

Yes, there is a private elevator serving all three levels in each residence.


Will the Residences be ADA Accessible?

Yes, all seven residences meet ADA guidelines.


Is the Entrance Private?

Yes, a private path will lead through a small courtyard to the front door of each residence.


Can I have a Grill on the Deck?

Yes.


What is the Pet Policy?

Owners are permitted to have two dogs.


Can the Residences be Rented?

Long-term rentals are permitted. Short-term rentals (defined as any period less than 30 days) are prohibited per restrictions in the Town of Basalt Municipal Code.


What is the Exterior Material?

The exteriors will be a handsome mix of wood and stucco. The roof is a combination of standing seam metal and composition shingle.


What is the Construction Quality?  Will there be “Green” features?

The Town of Basalt has implemented Sustainable Building Regulations for all new construction. Features at ONE WILLITS PLACE will include: Low-E windows, solar power (panels to be installed on Phase II buildings), LED lighting, high efficiency boilers, tankless hot water heaters and low-flow plumbing.


Will there be Sound-proofing?

ONE WILLITS PLACE has been designed to achieve a minimum sound attenuation rating (“STC”) of 60, which significantly exceeds the local building code requirement. The side-by-side townhome design also lends itself to more sound privacy (compared to a condominium with neighboring units above-and-below).


What are the HOA dues, and what’s Included?

The HOA dues are estimated to be approximately $515/month (interior units) and $540/month (end units) and will include: curbside trash service, snow removal (including the path to the front door), landscape maintenance and irrigation, exterior building maintenance, common element building insurance, fire suppression maintenance and inspection, reserve fund, property and liability insurance, homeowner’s association management, reserves for major repairs.


Will there to be a Property Management Company?

Yes, for easy lock-and-leave ownership.


Is there Transportation available at Willits?

A state-of-the-art, valley-wide rapid transit system (RFTA) provides easy transportation up and down the valley – including Aspen and Snowmass Village.  

Additionally, the popular community bike-sharing program “WE-Cycle”, has several stations throughout the area.  


What is Planned on the North Side of the Site?

Phase II of the site is located on the North side of the parcel. This building will be reminiscent of the 3-story mixed-use Market Street Loft and Triangle Park buildings with commercial on the bottom floor and residential apartments on the 2nd and 3rd stories.


What is Planned on the Site to the West of the Property?

This parcel has been ear-marked as the future site of The Arts Campus at Willits (TACAW). TACAW is currently fundraising to construct a building that will be an incubator for arts, technology, and culture. According to their website, the architecture anticipates an articulated one story building combining block and translucent glass walls.

What is the Purchase process?

We have a new-construction developer sales contract. A 5% earnest money deposit is due upon contract execution. An additional 5% is due upon satisfactory due diligence review. Deposits are held by Land Title Guarantee Company in Basalt.
